A plot of land in Dilton Marsh, long opposed for housing due to flooding risks and traffic safety concerns, has been put up for sale with a guide price of £3,000,000.
The site, located behind the High Street, now has outline planning permission for 54 homes — despite years of strong opposition from residents and the parish council.
Locals have raised repeated concerns that such a large development would increase the risk of flooding and worsen traffic congestion in the village. The proposed access point is onto the High Street, just a short distance from the local school, prompting fears over road safety for children and pedestrians.
Initially Wiltshire Council refused the application to build homes on the land, but the developer successfully appealed to the Planning Inspectorate, which granted outline permission for 54 homes.
The land is now being marketed as a ‘residential development opportunity’ with the deadline for bids on 25th June.
The listing notes the outline permission includes up to 54 homes, with 30% designated as affordable housing, and supporting infrastructure. All matters are reserved for future consideration except for access.
